Poole Pottery

 

Principal development manager responsible for the coordination of Concept Master Plan, transport strategy and environmental impact assessment for major additional retail and leisure facilities within Poole Harbour Quay Conservation Area. Substantial Legal Agreement and planning obligation negotiation, including environmental design and major transport facilities.

 

The scale of the proposal required two impact assessments to be undertaken: Traffic and Retail. The Traffic Impact Assessment involved the consideration of all highway issues within and beyond the site. The Traffic Impact Assessment established temporal variations in visitor numbers; identification of daily and seasonal peaks; visitor characteristics - mode of travel, duration of stay, group size; car parking and servicing requirements. The Retail Impact Study considered policy context; shopping hierarchy; factory outlet centres and trading patterns; sequential test and capacity and impact.

 

The Impact Studies fed into negotiation concerning Planning "Gain" and the measures required in mitigation for the impacts of the scheme. Measures secured have included town centre park and ride (now operational), enhanced public car park provision; variable message signing; improved public transport facilities; and pedestrian/environmental enhancement (fully implemented).

 

The Poole Pottery redevelopment has peroven to be a major enhancement to the attraction of Poole Town Quay.
