Al Awir, dubai - Mixed Use Core

 

3 schematic concept master plans leading to a preferred option were developed in accordance with the Clients initial brief of a predominantly residential development. Key planning principles were established as follows:

 

•           Ensure appropriate land use mix, minimise land allocated for roads and maximise developable areas and community spaces.

•           Provide regular shaped plot sizes.

•           Ensure sensitivity to existing land uses adjoining the site.

•           Provide efficient internal road circulation.

•           Provide car parking within plots.

•           Ensure adequate mitigation from visual intrusion and environmental disturbances that may arise in adjacent areas.

 

The preferred concept provides a general land use mix of offices/residential with retail on the ground floor around a linear open space/park. Development ranges in height from G+2 to G+6. Taller building define the central open space/plaza and gateways to the central core.
